Thompson Turner Construction understands that the time to achieve the maximum savings for alternate designs is during the preconstruction phase. We have successfully done this on our projects by developing alternates for the Owner to select from during the Conceptual Phase of Design and before moving into the Design Development Phase. Our attention to detail during this phase has allowed us to provide our Owners both preconstruction savings and additional construction savings under the GMP on every project to date.
We understand that in order to make design decisions, the team needs specific cost data for certain building components and systems, and we are able to provide data to make these correct, timely decisions. Furthermore, we recognize our responsibility is to attain the most accurate and complete subcontractor and supplier pricing based on current market conditions for each specific project.
Thompson Turner Construction has extensive relationships with an in-depth network of subcontractors and suppliers who can provide adequate and thorough cost estimates. We work diligently to get the best quality and value subcontractors for the preferred design. If the desired design does not fit the budget, we will work with the Design Team to identify alternate means and materials to reduce project costs.
